The Office-Alternative Workspace started as a concept…

The Office – Alternative Workspace began in 1994 with its first location at 2575 Eastern Blvd. in York. At the time, founder Frank Kibler owned the building and faced challenges renting it to a single tenant. Seeing an opportunity, he reimagined the space by dividing it into individual offices tailored for small businesses and professionals.

The concept quickly gained momentum, with strong demand for flexible workspaces. Encouraged by the response, Frank began expanding the model—adding new locations over time to meet the growing needs of the local business community.

Today, The Office – Alternative Workspace includes seven locations across York County and continues to grow, offering professional, flexible environments designed to support productivity, connection, and long-term success.

Frank Kibler

Founder & CEO

About Frank

Frank, a York native, holds a Bachelor of Science degree in Mechanical Engineering from both Penn State University and Temple University. He began his career in engineering but made a successful transition to real estate in 1992.

As the former Operations Manager at Realty Executives, Frank brings decades of experience and strategic insight to his current focus—identifying and managing investment opportunities in commercial real estate and related business ventures.

Deeply committed to the York community, Frank has served on the boards of several local organizations, including Habitat for Humanity, Family Services of York, the Realtors Association, and Off The Streets York. He is also an active member of St. Joseph Parish.

Frank has been married to his wife, Jennifer, for 36 years. Together, they have a son, Tate.

Tate Kibler

About Tate

Tate is a licensed Pennsylvania Realtor with a strong foundation in business and real estate. He holds a Master’s degree in Business and Finance from Seton Hill University, as well as an MBA in Project Management. Before transitioning into real estate full time, Tate worked in accounting at Gutman Energy in Pittsburgh.

A lifelong part of his family’s business, Tate gained hands-on experience from a young age in property maintenance, residential and commercial leasing, and portfolio management. Today, he works alongside his father, Frank, to expand the company’s real estate holdings with a long-term vision of stepping into a leadership role and eventual ownership.

Outside of work, Tate enjoys playing soccer, traveling to the beach, and taking long walks with his wife, Sarah, and their corgi, Hank.

With a passion for business management and a commitment to excellence, Tracie is a dedicated Property Manager known for
consistently exceeding customer expectations.
With 25 years of Corporate America Management and most recently 5 years of hands-on experience in residential and
commercial property management, Tracie brings a results-driven approach to tenant relations, property upkeep, and operational efficiency.

Her strong background in customer service ensures that every client—whether a tenant, owner, or vendor—receives responsive,
solutions-focused support. Tracie is praised for her proactive communication, attention to detail, and ability to resolve issues before they escalate. From managing budgets to coordinating maintenance and ensuring regulatory compliance, Tracie delivers seamless, stress-free property management with a personal touch. Whether managing a single-family home or commercial properties,
Tracie is dedicated to protecting investments and creating comfortable, well-maintained communities where residents feel valued and at home.

Outside of work, Tracie is deeply family-oriented and believes that the sense of home and community starts with strong personal
values. Tracie is a dedicated wife, mother and grandmother and enjoys spending time with her family, cooking, gardening, thrift shopping and reading. When the beach is calling she loves to go!
